The "Vista Del Agua" project is a proposed master-planned community to be developed on 275.38 acres of vacant land located east of Tyler Street, north of Avenue 48, and west of Polk Street, on the south side of the I-10 Freeway and Vista Del Sur. The project will include a variety of residential neighborhoods with up to 1,640 total dwelling units, plus 17.57 acres of General Commercial use, 8.27 acres of Neighborhood Center with Residential Overlay, and a 13.82 park site. The proposed roadway network includes a new public street to connect Vista Del Sur to Avenue 48, and Polk Street to Avenue 47.
The developer, CVP Palm Springs, LLC in affiliation with Strategic Land Partners, LLC has initiated the application process for a General Plan Amendment to add a Specific Plan Overlay, Change of Zone, Tentative Subdivision Map, Development Agreement, and related entitlements. The City of Coachella, will be preparing an Environmental Impact Report (EIR) for the project. A Notice of Completion and Draft Environmental Impact Report (DEIR) were published on June 7, 2018
